Wherever we go people are continually asking us, “What is the real estate market like right now? “ They are curious to know what properties are selling, be they high rises, villas, single family homes, condos, what prices are like, what the activity is like, etc.
We enjoy having these conversations with friends and clients, but today we wanted to provide some pertinent information and a glimpse into the data and numbers available from the local Multiple Listing Service (MLS). Below are some figures that will provide many answers to these questions about the current Bonita Bay real estate market.
Year | # Sales | Average Sale Price | Median Sale Price | Average Days on Market | Median Days on Market | Resale Listings as of Jan 1 | Pending Sales as of Jan 1 |
2016 | 168 | $851,722 | $637,500 | 89 | 55 | 77 | 26 |
2015 | 190 | $832,661 | $553,500 | 76 | 40 | 77 | 24 |
2014 | 273 | $760,509 | $520,000 | 122 | 63 | 130 | 22 |
2013 | 263 | $727,518 | $545,000 | 164 | 105 | 201 | 21 |
2012 | 231 | $669,344 | $428,000 | 193 | 102 | 197 | 27 |
As of today there is a slight uptick in inventory. There are 100 resale properties on the market in Bonita Bay with 33 Pending Sales in addition to this. Many outlets forecast a strong 2017 in luxury real estate markets and we expect the same here in Bonita Bay. Inventories are low, the baby boomer run continues, and locally Lee and Collier Counties continue to set tourism records while bringing prospective buyers to town. There’s no crystal ball to be had but we expect to be celebrating an active and successful real estate season before our part-time neighbors head north this spring.
